What are the “GAPs” in real estate market data that no Realtor knows about and the BIG Fix!
I know there on people in this industry have bad data and information
I know there on people in this industry who still use stale yearly data years old to market property.
I know there on people in this industry who charge a lot of fees, and add very little value
I know there on people in this industry say it is up to the customer to determine where to buy or invest, yet still charge very high fees -on both the buy and sell-side, & a lot of mistrust in the industry.
I know there on people in this industry on late-night-TV who primarily focus on marketing, and bring no new data or technology to the table.
BUT, we are different, and here’s why. I have spent years in development this software, and our focus is data and data science, not markets. We are different.
Why, because I have always focused on data, and what affects land prices and risk, not on marketing. Marketing is secondary, IMHO, after you have a great product that can add huge value, unlike most others who just change the UI (User Interface) or existing data, and primarily just focus on advertising and “eye-balls” like Zillow, or the many late night TV “gurus” who also just focus on marketing, to sell you some expensive course. Neither brings new data or technology to the table that fills the huge GAP in real estate market data.
The GAP is universal and everywhere, throughout the real estate industry. So it affect risk, opportunity, ownership, where to buy, when to sell, where to build, where to locate, how to properly assess a MBS risk and true ROI……everywhere. I have written many blog posts and even books about this huge GAP. It has occurred to me, that since this GAP is widely unknown, that the easiest way to explain in an image. See Below.
